Some Tampa neighborhoods will always be highly sought-after by area home buyers, like Hyde Park, Palma Ceia, and downtown’s Channel District just to name a few. 

But according to analysis from Seattle-based broker Redfin, MacFarlane and Roser Park could be among the hottest neighborhoods throughout the Tampa-St. Petersburg area in 2020. 

The analysis considered how many active buyers are viewing properties in each neighborhood, along with median days on market, how many properties are selling for above list price, and how pricing stacks up with other parts of the city. 

MacFarlane Park had the highest median sale price of the 3 neighborhoods mentioned in the report and over a quarter of the homes there have moved for over the original asking…

Tampa Housing Market Outlook 2020 According to an annual presentation by the Urban Land Institute, which includes a survey by consulting firm,  PriceWaterhouseCoopers, Tampa/St. Petersburg ranked 11th in the 2020 “Emerging Trends in Real Estate” listing, which analyzes and ranks cities based on employment, population growth, and real estate investment opportunities.

Although still considered a top market, the greater Tampa Bay Area actually dropped one spot after placing 10ths in 2019,  which was the first time in the history of the PWC survey our market cracked the Top 10. Not surprisingly, Austin ranked first in the 2020 survey, which relies on replies from 2,200 respondents from all around the country.

Tampa Luxury Homes For SaleNewly released data is showing that luxury home prices in Sarasota and Tampa spiked 20% in 2019's final quarter while luxury prices in St. Petersburg dropped by roughly 13%.

The report compared the top 5% most expensive homes sold within the 4th quarter in over 1,000 U.S. Cities (excluding New York) while also comparing average sale prices for luxury homes both 2018's and 2019's Q4s in order to determine each city's year-over-year growth for luxury home prices.

When it was all said and done, Tampa’s luxury housing market grew by a whopping 20.6% up to $1.3 million — an increase that makes Tampa the 3rd highest year-over-year growth of all the cities included in the study.
