Analysis Concludes MacFarlane Park and Roser Park Among Tampa-St. Petersburg's Hottest Neighborhoods in 2020

Some Tampa neighborhoods will always be highly sought-after by area home buyers, like Hyde Park, Palma Ceia, and downtown’s Channel District just to name a few.
But according to analysis from Seattle-based broker Redfin, MacFarlane and Roser Park could be among the hottest neighborhoods throughout the Tampa-St. Petersburg area in 2020.
The analysis considered how many active buyers are viewing properties in each neighborhood, along with median days on market, how many properties are selling for above list price, and how pricing stacks up with other parts of the city.
MacFarlane Park had the highest median sale price of the 3 neighborhoods mentioned in the report and over a quarter of the homes there have moved for over the original asking…

According to an annual presentation by the Urban Land Institute, which includes a survey by consulting firm, PriceWaterhouseCoopers, Tampa/St. Petersburg ranked 11th in the 2020 “Emerging Trends in Real Estate” listing, which analyzes and ranks cities based on employment, population growth, and real estate investment opportunities.
Newly released data is showing that luxury home prices in Sarasota and Tampa spiked 20% in 2019's final quarter while luxury prices in St. Petersburg dropped by roughly 13%.
