Tampa First Time Home BuyersBuying a home for the first-time is both exciting and stressful, but it’s a little less hectic when you live in a part of Florida that gives you a bit more bang for your buck. Recently, personal finance website WalletHub released a list of the best and worst places for first-time home buyers in 2017, and not surprisingly, Miami ranked No. 296 out of the 300 cities listed.

Water Street TampaIn case you haven’t heard, Tampa’s downtown skyline is about to get a whole lot broader as an ambitious new $3 billion plan takes shape that will transform 53 acres of re-developed property into a fabulous new mixed-use district that 23,000 people will soon live, work, and play. 

Called Water Street Tampa, the massive new development is a joint collaboration between Strategic Property Partners and Cascade Investment, and will eventually add roughly 9 million square feet of total development to the downtown Tampa landscape over the next 10 years, which will be broken down into 3,500 new residences, 650 new hotel rooms, and 2.6 million square feet of state-of-the-art office space.

Tampa Real Estate Market UpdateHome prices were once again on the rise in Tampa back in June, although at somewhat of a slower pace than what we’ve seen in recent months. For the first time in what feels like forever, the Hillsborough County median price saw just a single-digit jump last month, climbing 6.6% to $245,000 year-over-year, which actually represents the second smallest year-over-year increase over the past 12 months. 

Despite a relatively modest gain in home prices, at least compared to what we’ve recently been seeing, the Tampa housing market is hardly slowing down, however, especially for entry and mid-level homes priced between $200,000 and $500,000.

Tampa Real Estate The spring season is traditionally one of the busiest times of the year for the housing market, and that’s especially the case down here in Tampa. A few weeks ago, the Greater Tampa REALTORS® released their monthly breakdown for market activity in May, and as you’ll quickly see, it was quite the month in several different categories.

According to the report, Hillsborough County saw a whopping 2,040 closed sales during the month of May, which is not only a 12.4% spike compared to May 2016, but also the only month within the past year that registered over 2,000 closings.
