Tampa Home Sales By ZIP CodeIt’s been a pretty robust year overall for the Tampa area real estate market, but as you might expect, some parts of the Tampa-St. Pete metro area have outperformed others, which was just recently broken down by the Tampa Bay Business Journal.

Last month, American City Business Journals, the parent company of the Tampa Bay Business Journal, analyzed local home sales data from April 1st to June 30th, only looking at sales from $250,000 and up.

Based on sales volume, the report then ranked the top ZIP codes in the seven-county area, which we’ll quickly summarize.

Not terribly surprising, 33629 (Hillsborough County) saw the most home sales $250,000 and over, 188, with the average sales price being $721,650. Next was 34202 (Bradenton & Lakewood Ranch) in

But according to recent analysis from Zillow, the luxury home market specifically has been quite robust, which is evident through the just how many million dollar neighborhoods now exist throughout the Tampa area.

New Home ConstructionHome construction slowed a bit in July, according to the latest data released from the Commerce Department. In a nutshell, housing starts overall fell 4.8% last month to a seasonally adjusted annual rate of 1.16 million, and multi-family home starts really dropped in July, falling 17.1%. Single-family home starts were also on the decline, but only by just 0.5%. 

The good news is that new home construction throughout all of 2017 has still increased by 2.4%, although the slight gain still hasn’t been able to keep up with demand and offset the dwindling inventory of existing homes on the market, which continues to drive home prices up all over the country and has easily been one of the biggest challenges facing home buyers for most of this year.

Davis Islands Golf Cart Community Davis Islands home owners are pushing for the city of Tampa to allow golf carts as a form of transportation, citing it’s cleaner for the environment, saves energy, reduces fossil fuel consumption, and because it’s also a pretty dang cheap way to get around too. Despite a new petition being active on change.org, this isn’t the first time such a proposal has been discussed, however.

Back in 2010, Tampa Bay Online also reported on the issue of allowing street-legal golf carts, and chatter about making Davis Islands a “golf cart community” goes back even further than that.

But with residents and Davis Islands neighbors once again making a case for allowing this part of the city to be golf cart friendly, it’s certainly possible that street legal golf carts
